When you decide to get a new air conditioner, you can measure the rooms yourself to find the square footage, and then add each room's footage together to get the total square footage. The way to find square footage for a rectangular or square room is to multiply the length of the room by the width of the room. If you have rooms that are oddly shaped, you can break it down into square or rectangular shaped sections, and figure out the area of each section and then add to get the whole. When the air conditioner service tech comes out to your house to talk to you about your replacement air conditioner, they should also measure your house. Your numbers should be in close agreement.

You want to think of your house as an entire system that your air conditioner is only one part of. That means that you are going to want to consider things like your insulation, radiant heating from the sun, and air circulation when you are choosing your air conditioning system. Each part of the system affects every other part. That means you will need to think about how installing a new air conditioner will affect the rest of the system. For example, if you get a newer, more powerful air conditioner, it may cause problems with your air ducts if they already are leaky. The cold air that leaks out from those leaky ducts may cause one room to be too cold, which means that you aren't going to be comfortable in that particular room, even if the rest of the house is at the right temperature. However, if the air circulates through your house well, that problem may be alleviated.
